You could use a 2:1 quad multiplexer chip like the 74HC157 or in a CPLD to switch the memory control lines on the fly using a port pin as the select.
~PSEN -> -> ~FLASH_OE ~RD -> +PULLUP -> -> ~FLASH_WE ~WR -> ~RD -> -> ~SRAM_OE ~PSEN -> ~WR -> -> ~SRAM_WE +PULLUP -> P1.x -> MUX_SELECTOR |
